Inspecting engineer — pre-purchase assessments and stage inspections across the development.
Scope
Twenty-four homes: frames, slabs, drainage falls and retaining walls, all photo-documented.
Status
Complete. Nine significant defects caught before handover; all rectified by the builder.
Twenty-four new homes, a mix of buyers and one very nervous body corporate. I was engaged first by three individual buyers for pre-purchase inspections — and then, on the strength of what those found, by the developer to stage-inspect the remaining homes before handover.
What the inspections caught
Slab edge damp-proofing bridged by paving, two homes with roof tie-downs missing straps the drawings clearly required, a retaining wall without the specified drainage, and framing deviations in three garages. None of it was visible to buyers walking through display-finish interiors — all of it was visible to someone who knew where to look.
Plain-language reporting that worked
Each home received a photo-documented report with risk-rated defects and priorities. The developer rectified all nine significant items before settlement, buyers moved in with confidence, and I was invited back for the stage-two release. That is the best outcome an inspection can have: nobody in dispute, everybody protected.
