Drawings show intent; sites show truth. My inspections close that gap — I walk the building from footings to roof, measure what matters, photograph everything, and give you a risk-rated report that says plainly what is sound, what needs work and what can wait.
Buyers use my reports to negotiate with confidence, builders use them to prove compliance, and owners use them to plan maintenance before small defects become large bills.

- Footings-to-roof walkthrough: site drainage, subfloor, frame, envelope and roof.
- Crack, level and moisture measurements with dated photographic evidence.

- Plain-language report within five working days, signed by me personally.
- Reports formatted for insurers, lenders, councils and body corporates.

Two to three hours on site measuring, testing and photographing.

Do I need to be there during the inspection?
Not necessarily — agent or tenant access is enough. But owners who walk with me always learn more, so you are welcome.
Will you open up walls or lift flooring?
Standard inspections are non-invasive. If I suspect a hidden problem, I will recommend — and separately quote — targeted opening up.
Can I use your report to negotiate price?
Yes — that is one of their most common uses. Risk-rated defects with photos give buyers firm, factual ground to stand on.
